Deer Valley East Village: What Buyers Should Know
Deer Valley East Village is the largest change to the Deer Valley real estate market in a generation. Located on the Jordanelle side of the resort off US-40, about 40 minutes from Salt Lake City International Airport, it has become a second front door to the mountain with its own gondola, lodges, hotels and residences.
- The expansion has more than doubled Deer Valley's skiable acreage, and the 2026-27 season adds a new Hail Peak chairlift and seven more runs, bringing the resort to roughly 209 runs and 32 lifts.
- The Grand Hyatt Deer Valley is open, a 180 room Canopy by Hilton was slated for summer 2026, and a Four Seasons and Waldorf Astoria Resort and Residences are planned for 2028.
- Ownership options range from branded hotel residences and large condominium buildings to custom estate lots, several of which have already sold out.
- The new East Village Lodge at the base is scheduled to open as construction continues on mountain lodges above it.
For buyers, East Village offers something rare in Deer Valley: new construction with modern design and fresh amenities, often at a different price point than the established neighborhoods near Snow Park. It also sits minutes from the lake communities and new neighborhoods of the Jordanelle area. Because inventory and pricing change quickly as each phase releases, talk with Bob Struwe and Gina Struwe before you commit to a building or lot.

Deer Valley Real Estate FAQs
How much do homes cost in Deer Valley?
Deer Valley is one of the most expensive ski real estate markets in North America. Condominiums near Snow Park and Silver Lake often start in the low seven figures, while ski-in/ski-out estates in Deer Crest and Upper Deer Valley regularly reach eight figures. New residences in Deer Valley East Village span a wide range depending on the building and view.
What is the difference between Upper and Lower Deer Valley?
Upper Deer Valley sits higher on the mountain around Silver Lake Village and Empire Pass, with larger estates and more ski-in/ski-out homes. Lower Deer Valley is closer to Snow Park, Historic Main Street and the rest of Park City, which makes it convenient for year-round living and popular with renters.
Is Deer Valley East Village part of Park City?
East Village is part of Deer Valley Resort, but it is located on the Jordanelle side in Wasatch County rather than inside Park City limits. That affects property taxes, rental rules and drive times, so it is worth comparing carefully with homes on the Park City side.
Can I rent out a Deer Valley property?
Many Deer Valley condominiums and some homes are used as nightly rentals, but rules vary by HOA, building and jurisdiction. We confirm the rental rules and HOA restrictions for every property before you make an offer.
Is Deer Valley real estate a good investment?
Limited land, strong demand and the East Village expansion have supported long-term values, though any purchase carries risk and short-term prices can move with the market. We review recent sales, rental history and HOA costs with you so you can decide with clear numbers.
Are there communities near Deer Valley that cost less?
Yes. Buyers who want Deer Valley access with more space often look at the Jordanelle area and at Red Ledges in Heber City, where club members enjoy private Deer Valley ski amenities and shuttle service.
